Why do I need an appraisal of my home in bankruptcy?
Whether you are filing for chapter 7, 13, 11 or 12, your attorney may base legal strategy on the current value of your home, or more specifically, upon the equity you may have in your home. Therefore, an accurate home appraisal for bankruptcy purposes may be critical to the success of your case. Additionally, many Bankruptcy Trustees are now requiring that a residential appraisal be furnished prior to the initial meeting of creditors.

Do I need to be home for the scheduled appraisal?
In most cases, you do not need to be home for the scheduled appraisal. Our personnel may come to your home to take pictures of the exterior and surrounding area. Some Bankruptcy Trustee’s require an appraisal which includes the interior of a home. If your Bankruptcy Trustee requires this additional step, we will contact you to schedule an appointment. Interior appraisals may be subject to additional cost.
How long will it take to obtain a residential appraisal?
Exterior appraisals can usually be scheduled, completed and sent back to you within three (3) business days.
What kind of information will be in the appraisal?
Your appraisal will contain a given value or value range for your home. If you’ve also given us your bankruptcy case information, we are able to generate a proprietary report which may take into account information provided in your bankruptcy petition, bankruptcy schedules, chapter 13 plan, and statement of affairs, where applicable.
How do I obtain an appraisal?
We send our finished appraisals to you (with a copy to your attorney, if you’ve given us permission and contact information) via email.
